Tenancy Matters is a tenant's representative that works with clients to find, negotiate and secure their dream office location.

We pride ourselves on being able to help businesses take that next step into new commercial or retail premises. Be it a start up, a scale up, or an established business - Tenancy Matters works with clients as part of their property team.

We currently operate in Melbourne and its fringe suburbs.

We work with you from the minute you know you want a new office space, to find, inspect, compare and analyse and negotiate to secure that property on your behalf. 

HOW THE PROCESS WORKS

The process is simple, because we know your time is precious.

Meet & Greet​​

​We usually like to meet face
to face and learn about your

  • This coffee catch up allows us to glean what space you require now, through to expected growth.
  • Key must haves, budget expectations and any non-negotiables are unearthed here.

Proposal & Authority
  • The proposal acts as a return brief, and ensures we have a clear picture of what you want before we approach the market. 
  • It also sets out all the commercial terms of the engagement.
  • The authority is standard within our industry, and a legal obligation on us to have this in place before we go to the market searching for space on your behalf.

Hitting the Market

​We contact over 200+ agents across Melbourne
ensuring you get access to on and off market leasing opportunities
  • Your requirements go to over 200+ agents throughout Melbourne and fringe suburbs.
  • TM also speaks to key agencies across the city, and is in the know about upcoming space availability before it hits the market.
  • We usually get between 15 to 50 properties within the first few days.
  • Agents send through both on and off market properties.

Shortlists & Viewings
  • We strip the responses down and provide you with a shortlist of properties and the financial scenarios of each.
  • TM uses its years of experience and expertise in property to make sure we are shortlisting you the cream of the crop.
  • From here, we either get you through the properties, or start searching again if your dream property has not yet been found.
  • We will repeat this process as many times as required to get you the property of your dreams.

  • Our expertise in this area means we know how to work with agents to get you a great result.
  • We also know the areas that come back to bite, that clients don't know when entering a lease, and we make sure these are addressed now, to protect you later on.
  • From here, a lease is prepared, and we work with your legal counsel and you on finalising the deal.
